Renting

We know we want to live at the Harrison! Now what do we do?
A: The first step is to fill out an application and put down a SECURITY DEPOSIT. A security deposit equal to one month’s rent is what holds the apartment for you for 2 weeks while you sign your leases and have them cosigned by your parent or guardian. You must turn in your leases by the end of the two week period to finish the process.
 
What is the difference between Joint and Individual leases?
A: An Individual Liability Lease (available February 1st) means you are renting an apartment by the room. You are only responsible for your portion of the rent. Because of this, individual leases cost more than joint liability leases.
You can pick an individual lease AND pick your roommates, but if one of them defaults we will place another roommate into your apartment. Harrison is one of the only properties in the campus area that offers individual leases. A joint liability lease means that you share the liability for the entire apartment among the roommates you choose. If one of your roommates defaults the rest of you could be responsible until another roommate is found. Joint liability leases are the least expensive choice at Harrison and are the most common variety of leases found around the campus area.
 
Do I need a cosigner and who can be my cosigner?
A: Every resident at Harrison MUST have a cosigner. A cosigner is typically a parent or guardian. Your cosigner must be a citizen of the United States, have established credit, and have a full-time job. Harrison Apartments may permit you, at its sole discretion, to sign without a cosigner IF YOU MEET ALL OF THE FOLLOWING REQUIREMENTS: you must be at least 25 years of age, have a full time job with minimum salary requirements of two times the yearly rental amount, have at least two years excellent rental history, and have excellent credit history with no negative marks. Anyone without a cosigner would also need to pay an ADDITIONAL
TWO installments of rent, covering overall their first and last three month’s rental amount. There are no exceptions to these requirements.
 
Do I get to pick exactly where my apartment is located within the building?
A: When you put a security deposit down, a leasing representative will have you fill out a list of location preferences and other information about the apartment you desire. We place people into apartments using the preferences you provided according to how early you rented your apartment. For example, if two groups want to be on the fourth floor and there is only one apartment available there, the group who rented first will get the fourth floor. The other group will get the closest location to what they want. We try to accommodate everyone’s requests as much as possible but there is a chance that you may not get all of your requests. We will notify everyone of their apartment # in the summer so you have ample time to change your address.
 
Can my roommates and I choose individual leases with different terms (ending dates)?
A: No. All roommates must pick the same lease term, either 10 or 12 month.
 
Moving In
 
When will I be able to move-in?  Can I move in early?
A: The first step is to fill out an application and put down a SECURITY DEPOSIT. A security deposit equal to one month’s rent is what holds the apartment for you for 2 weeks while you sign your leases and have them cosigned by your parent or guardian. You must turn in your leases by the end of the two week period to finish the process.

This year’s move-in date is September 19, 2009. We cannot permit early move-ins due to our tight turnover schedule. We need every possible day to get your apartment ready. In between residents we often undergo major improvement projects that make it impossible to let anyone move into the building early. Depending on several factors, Harrison may allow you to move in earlier but you would have to sign a waiver stating that you will be taking the apartment “AS-IS” and no painting, cleaning, or steam cleaning will be done to your apartment by Harrison. Harrison does not recommend that you do this, but in circumstances of dire need we may permit it. Anyone moving in early and taking the apartment “AS-IS” will need written permission from Harrison management.

 
What rent is due when I come to move in?
A: By the day you come to move into your apartment, both your FIRST and LAST rent installments are due. If you have a 10-month lease contract, that means that when you move-in you will pay for September 2009 and June 2010. If you have a 12-month lease contract, that means that when you move-in you will pay for September 2009 and August 2010.
 
When is rent due?
A: Other than the day you move in, rent is always due on the 1st of the month.
 
Security Deposit, Parking, etc.
 
What is a security deposit and what is it used for?
A: A security deposit is equal to one month’s rent and it is used to guarantee your performance on the lease contract. It is NOT USED AS RENT. It is completely refundable at the end of your lease term. Any damages (other than normal wear and tear) and any unpaid rent will be subtracted from your deposit.
 
How many parking passes can we purchase when we move in?
A: Unfortunately, parking is limited all over campus and this is the same with Harrison. We try to make sure that everyone who wants a pass gets one, but in order to be fair we do have to set limitations on parking. If you are renting a studio, one, or two bedroom apartment, you are guaranteed the purchase of one parking pass. If you rent a three bedroom apartment, you are guaranteed the purchase of two parking passes. If you rent a four, five or six bedroom apartment you are guaranteed the purchase of three parking passes.

            Parking at Harrison Apartments is FINITE. Parking passes are $75 per quarter.
            Residents have the opportunity to purchase parking passes as outlined in the chart below.

I have a problem in my room that needs maintenance, what should I do?
A:Our maintenance staff is in the building Mon. - Fri. to serve all maintenance requests.  On the weekends, they can be called in for emergencies.  Please come to the leasing office with your maintenance issue; our staff member at the desk will fill out a maintenance request form and contact maintenance for you.
